Ordinance Information:
The Energy Efficiency Ordinance (Ordinance 20081106-047) was passed and approved by the Austin City Council on November 6, 2008. The Ordinance goes into effect June 1, 2009.
The ordinance states that for residential properties, 10 years or older as of the effective date, an energy audit must be performed and disclosed before the sale of the property, as of June 1, 2009.
For multi-family properties (property with 5 or more dwelling units) 10 years or older, an audit must be performed within 2 years of the effective date, all others must have an audit within 10 years of the date of construction completion.
Commercial properties 10 years or older must calculate an energy use rating within 2 years of the effective date, and all other commercial properties must calculate an energy use rating no later than 10 years after construction was completed.
Audits are valid for 10 years upon completion, and are filed with the City of Austin.

What are the benefits of an Energy Audit?
Our energy audit gives comprehensive information about the energy efficiency of the property, . As part of the energy audit, we provide an analysis of the overall integrity and condition of the property, including health and safety issues and remediation, In Air Quality, recommendations based on findings, and a COA ordained Energy Audit, good for 10 years.

Are there rebates or incentives through this program?
This program includes incentives through Austin Energy and Texas Gas for those who choose to implement the recommendations based on the evaluation.

Do I have to do the upgrades or repairs?
By law, upgrades and repairs are not required. However, if you would like to have the work done and make your home more green and efficient, ask us about our Green List, our resource list of Certified Home Repair Specialists.

Do I need to have an energy audit?
Your home must be in the City of Austin, receiving electricity from Austin Energy, and be 10 years or older, as of June 1, 2009, to necessitate an energy audit. There are some exceptions, so feel free to contact us and see if you are exempt!

What date do I have to have this audit performed by?
The ordinance goes into effect on June 1, 2009.

Who can/will perform the audit?
Audits must be performed by a person certified by either BPI (Building Performance Institute), or RESNET. Furthermore, the auditor must meet Austin Energy Requirements and be registered with Austin Energy. One of our certified auditors will perform the audit on site.
